4. Invoicing and Statements
We extend credit to Banks ONLY. This option is only offered to Banks and is referred to as the Pay Later Bill Me option. Customers login to place orders and receive an invoice with each completed search. Invoices are payable within 15 days. Statements are emailed on the 1st and 15th of each month and show all unpaid invoices.

5. What is an Ownership & Encumbrance property report?
An O & E Property Report shows current deed holder, open mortgages encumbering property, judgments and liens against owner that may attach to property, and current and delinquent taxes. This report consists of several searches in one: Deed Search, Mortgage/Assignment Search, Judgment/Lien Search, UCC Search and Tax Search. 6. What public records do you examine?
Our Title Examiners carefully search Florida Tax Appraiser data, Tax Collector data, UCC State Registry filings and Clerk of Courts Official Records for information related to the ownership and encumbrance of property.

7. Do you show all types of records filed against owner names and property?
No, There are literally hundreds of different types of documents recorded on record, but not all documents affect title or encumber property. Learn more about the search process.
1. We do not show cancelled, dismissed, expired, released, satisfied or terminated records.
2. We do not show records that do not affect title or encumber (attach to) property.

8. How far back can you search?
Every county is different in regards to how far back we can search. Click here for search from dates.
a) If owner of record obtained title prior to these dates, we will not be able to perform title search.
b) If documents are beyond our records, we will promptly notify you that "Search is beyond our records."
c) If documents are BYOR (Beyond Our Records) we will quickly issue you a refund.

9. How are completed reports delivered?
We create a PDF file that includes invoice, report, 1st page of all documents listed on report and tax print out (when available). Report is emailed or faxed to you.

10. Do you perform commercial searches?
We strive to complete all search requests sent to us, but it is our policy not to perform commercial, agriculture, metes and bounds or properties still in the developers name, type searches.

11. How long have you been in business?
We've been performing title searches since 1986.

12. How much do you charge for additional copies or full copies of documents listed on report?
We provide 1st page of all documents listed on report for FREE. If you need the entire document, we charge $1 for each additional page.

13. How will you charge me for additional copies?
We will either charge your credit card on file or send you a PayPal money request via email. Just click on the link and pay using your credit card or bank draft.

14. Turn-around time
Generally, we provide FAST 4-24 hour turn-around. However, depending on our work load it may take longer. Counties marked with * take longer see list. Contact us and request turn-around time for these counties.

15. Update policy
a) 1 FREE update within 30 days of initial report
b) $35 for Updates within 1 year of initial report
c) Full price when original search is older than 1 year 
d) We do not offer free updates for O & E's purchased in prepaid bundles

16. How do I order an Update and pay for it?
Use our Contact Form or send an email to order@floridatitlesearch.com and provide the original OE file # (top right hand of report). If update is for a prevoius order that is older than 30 days, we'll send you a credit card payment link for you to make payment (see Update Policy #15). Just click on the link and pay using your credit card or PayPal account.

17. How does your 100% Satisfaction Guarantee work?
It's simple, if for any reason you're not completely satisfied with your report, we'll refund your money!

20. Are you able to complete all search requests?
No, unfortunately, we have our limitations!

1. Every county is different in regards to how far back we can search Click here for search from dates. If deed was conveyed prior to our search from dates, it is considered beyond our records. If we cannot complete search, we'll notify you as quickly as possible.

2. Although, we strive to complete all search requests sent to us, it is our Policy not to perform commercial, industrial, agriculture, metes and bounds type searches or properties still in the developers name. We only perform searches that are residential, lot and block, condo and apartment type searches.

3. Many times we're asked to search distressed type (foreclosure) properties. Most of the time we're able to complete these with no problem, but on occasion, we opt not to, if we cannot complete search within a resonable amount of time.

4. We choose to keep it simple! Residential, lot and block, condo and apartment type searches are considered simple. These searches can be done in a reasonable amount of time and at the low price we offer.

5. If we cannot complete a search request, you will be notified as quickly as possible! A Title Insurance Company should be able to complete your search request.
